The Honest Truth

Your Kitchen Cabinets Are Telling You Something. Here Is What Most Homeowners Miss.

You open the cabinet door under the sink and notice it does not swing quite right anymore. The drawer in the base cabinet by the dishwasher drags a little. The door fronts look okay from across the room but up close there is bubbling along the bottom edges near the floor. And then you realize you have been noticing these things for longer than you want to admit. Here is the thing about kitchen cabinet problems in Florida. They rarely announce themselves dramatically. They accumulate quietly over time. Tampa Bay's humidity works on cabinet materials slowly. The particleboard box swells a fraction of an inch near the sink. The thermofoil door fronts start to lift at the edges near the dishwasher exhaust. The hinges that never quite sat right begin to show it as the door drops just enough to stick. Honestly, we find this frustrating to see. Not because cabinets wear out. They do. That is normal. What frustrates us is the number of homeowners who had a cabinet installer put in poorly specified materials for Florida conditions, or skip the leveling steps that protect cabinet doors over time, and then wonder why everything is failing in six or eight years instead of twenty-five. Flagstone Builders installs, replaces, and refaces kitchen cabinets throughout Manatee, Hillsborough, and Pinellas Counties. We do this work with Florida conditions in mind from material selection through final hinge adjustment. That approach produces results that actually hold up in this climate. In our experience, the kitchen cabinet projects homeowners are happiest with over time are the ones where material selection was treated as seriously as aesthetics. Florida conditions are specific. The materials have to match.

Why Tampa Bay Trusts Us

Why Tampa Bay Homeowners Trust Flagstone Builders for Kitchen Cabinet Work

Flagstone Builders is a fully licensed and insured general contractor under Florida License No. CBC1264493. We provide kitchen cabinet installation, replacement, and refacing services throughout Pinellas County, Hillsborough County, and Manatee County, including St. Petersburg, Tampa, Clearwater, Bradenton, Largo, Palm Harbor, Tarpon Springs, and surrounding communities. Over the years, we have installed and replaced kitchen cabinets in homes across all three counties at every scale homeowners encounter. New cabinet installations in Pinellas Park bungalows where the original 1960s kitchens had walls that were anything but square. Full cabinet replacements in Clearwater condominiums where previous particleboard boxes had absorbed moisture near the sink and the repairs made no sense anymore. Cabinet and countertop packages in Bradenton homes where the kitchen was being opened up as part of a broader interior renovation. Every project taught us something specific about what Florida kitchens actually need. We are pretty particular about leveling. This is the single most overlooked quality step in kitchen cabinet installation. Cabinets that go in even slightly off-level look fine on day one. Within two to three years, the off-level installation concentrates wear on hinge hardware and causes doors and drawers to rack and stick. We use laser levels on every cabinet run. It is the difference between a kitchen that functions smoothly for twenty years and one that starts annoying you in three. Customers tell us consistently that what they valued most was honest guidance going in. They wanted to know whether their existing cabinet boxes were worth keeping or whether replacement made more financial sense. We tell homeowners the truth. If refacing is the right call for their situation, we say so. If the existing boxes have moisture damage that makes refacing a waste of money, we say that too. We handle all permitting for kitchen projects that require it. In Florida, kitchen cabinet replacement that involves moving plumbing, electrical, or structural elements requires permits in Hillsborough, Pinellas, and Manatee Counties. Cosmetic cabinet replacement without utility or structural changes is typically permit-exempt. We assess this for every project and advise you accurately. In our experience, the kitchen cabinet projects that homeowners are happiest with over time are the ones where material selection was treated as seriously as aesthetics. Florida conditions are specific. The materials have to match.

What We Do

Our Kitchen Cabinet Services: What We Do and Why Material Selection Matters in Florida

Let us talk about what we actually do and, more importantly, what makes Florida kitchen cabinet work different from what a generic contractor in another state would do. Because it genuinely is different. Tampa Bay's subtropical climate is not a background detail. It is the central design constraint.
Kitchen cabinet installation Tampa Bay Florida
1

Kitchen Cabinet Installation

New kitchen cabinet installation starts with accurate measurement and a detailed layout plan. Every kitchen has its own specific conditions. Older homes in neighborhoods like St. Petersburg's Historic Kenwood, Old Northeast, and Seminole Heights frequently have walls that are not plumb, corners that are not square, and ceiling heights that vary across the run. Getting the layout right on paper prevents expensive surprises during installation. We design around the actual conditions of your kitchen, not the idealized version. For cabinet box material, we specify all-plywood construction as our standard for Tampa Bay kitchens. Particleboard and MDF cabinet boxes absorb moisture in Florida's humidity. Under-sink areas, near the dishwasher, and along exterior-facing walls are particularly vulnerable. Plywood boxes are dimensionally stable when exposed to moisture cycling. We have seen particleboard boxes from big-box store installations swelling and failing in under eight years in Tampa Bay conditions. Plywood-constructed cabinets, properly installed, routinely last twenty-five years or more.
💡 Explore our full kitchen remodeling services if your cabinet project is part of a broader kitchen renovation including countertops, flooring, or layout changes.
2

Kitchen Cabinet Replacement

Full kitchen cabinet replacement makes sense in several situations. The existing cabinet boxes have swollen, warped, or developed mold from moisture exposure over years. The kitchen layout needs to change and the existing cabinet footprint no longer serves how you live. The original cabinets are simply at end of life after decades of use. Or the homeowner wants to reconfigure storage with deeper base cabinets, taller upper cabinets, or a kitchen island. Replacement allows you to reconfigure the kitchen completely. New plumbing stub-out locations. New electrical for under-cabinet lighting. A layout that actually works for the way the family cooks. We coordinate all trade work required for a cabinet replacement project. One point of contact. One accountable team. No juggling multiple contractors.
💡 For homeowners in newer Tampa Bay developments like Westchase, Carrollwood, and New Tampa, original builder-grade cabinets from the 1990s through early 2000s are now twenty-five years old. These were typically particleboard construction and have been through many Florida humidity cycles. We inspect carefully before recommending refacing.

Cabinet Refacing

Cabinet refacing is a genuine option when the existing cabinet boxes are structurally sound and free of moisture damage, and the homeowner is satisfied with the kitchen layout. Refacing replaces door fronts, drawer fronts, and hardware and applies a matching veneer to the visible cabinet box faces. Done correctly with quality materials, it dramatically changes how a kitchen looks at roughly 30 to 50 percent of full replacement cost. Here is what most competitors will not tell you about refacing in Florida. Thermofoil door fronts, which are commonly used in refacing, can delaminate near dishwasher exhaust vents and oven heat in Florida's already warm conditions. We have seen thermofoil lifting around the edges of doors positioned near those heat sources within two to three years. For kitchens with those conditions, we recommend painted wood or wood veneer door fronts rather than thermofoil. The right material for the location matters. Cabinet refacing typically runs between four thousand and nine thousand dollars for an average Tampa Bay kitchen, depending on door style, material, and kitchen size. Full replacement typically runs between ten thousand and thirty thousand dollars for cabinet work alone, depending on material quality and kitchen size. View our kitchen remodeling services to see how cabinet work fits into complete kitchen renovation projects.
💡 We inspect box condition honestly before recommending refacing. If the boxes are in poor shape, refacing is money spent on a failing structure. In that case, replacement is the better long-term value.
4

Cabinet Hardware, Storage Upgrades, and Accessories

Soft-close hinge and drawer glide upgrades are one of the highest-value improvements homeowners make during any cabinet project. Standard hinges and drawer glides corrode faster in coastal Tampa Bay conditions than inland locations because of salt air exposure. This is particularly noticeable for homeowners near Clearwater Beach, Treasure Island, Longboat Key, and St. Pete Beach. We specify corrosion-resistant hardware for coastal properties and soft-close mechanisms throughout because the daily quality of life difference is immediate and genuine. Pull-out shelving, lazy Susan upgrades, drawer organizers, and trash pull-out installations are all part of our cabinet services scope. These functional upgrades are often done at the same time as a cabinet replacement or refacing and add meaningful daily utility to the kitchen.
💡 For coastal properties in Clearwater Beach, Treasure Island, Longboat Key, and St. Pete Beach, corrosion-resistant hardware is not an optional upgrade. It is a climate-appropriate specification. Standard hardware corrodes noticeably faster in salt air environments and needs replacement within a few years.

How We Work

Our Kitchen Cabinet Installation Process: What to Expect

Here is how a kitchen cabinet project typically moves with Flagstone Builders. Every kitchen is a little different. Sometimes we get into the wall removal phase and find a condition that was not visible before. We tell you honestly when that happens.
1
In-Home Assessment & Measurement We visit the kitchen, take detailed measurements, assess the condition of existing cabinets, walls, and utilities, and listen to what you want to accomplish. We check for any plumbing or electrical conditions that may need attention before or during installation.
2
Layout Design & Material Selection We prepare a detailed layout plan showing new cabinet placement, dimensions, and configuration. We discuss material options including box construction, door style, finish, and hardware. You see the plan and cost before anything is ordered.
3
Written Scope & Estimate Every material specification, every dimension, the project timeline, and the full payment schedule in writing. No verbal agreements. No vague line items.
4
Permit Application Where Required If the project involves any plumbing relocation, electrical work, or structural modification, we prepare and submit permit applications to the applicable county building department before work begins.
5
Demolition & Removal Existing cabinets are carefully removed. We protect flooring, countertops if being retained, and adjacent rooms from debris and dust throughout demolition. Site cleanup happens at the end of every work day.
6
Preparation & Blocking Wall surfaces are prepared. Blocking is added where needed for secure cabinet attachment. We verify stud locations and confirm all utility rough-in positions before any cabinet goes up.
7
Cabinet Installation Upper cabinets go in before base cabinets. We laser-level every run. Shimming is done carefully throughout to compensate for walls and floors that are not perfectly plumb or level, which is the normal condition in most Tampa Bay homes built before the 1990s.
8
Hardware, Doors & Final Adjustment Hinges, soft-close mechanisms, drawer glides, and door fronts are installed and adjusted. Every door and drawer is tested for smooth, even operation. We do not call a job done until every element closes and opens correctly.
Most kitchen cabinet replacement projects complete in two to four days for the physical installation, not counting cabinet lead times. Semi-custom and custom cabinets have lead times ranging from two to six weeks after ordering. We give you a realistic timeline upfront based on your specific material selections.
Materials & Technology

Tools and Materials We Use and Why They Matter in Florida

We are particular about the tools and materials we specify for Florida kitchen cabinet work. The choices that are not visible after installation are usually the ones that determine long-term performance.
📈
Laser Levels Throughout Every Cabinet Installation A cabinet that goes in even a quarter inch off-level creates a cascade of problems — doors and drawers do not seat properly, hardware wears unevenly, doors rack and stick over time. Laser leveling is not optional. It is the foundation of an installation that functions correctly for years.
🧰
All-Plywood Box Construction Standard Plywood resists moisture cycling far better than particleboard in Tampa Bay. In areas near dishwashers, under sinks, and along exterior walls, plywood construction is the difference between a cabinet that holds up for twenty-five years and one that starts failing in under ten.
🔧
Soft-Close Hinges and Full-Extension Drawer Glides For coastal properties exposed to salt air, we use corrosion-resistant hardware. Standard hardware corrodes noticeably faster in waterfront communities across Pinellas and Manatee Counties. This is not an upgrade. It is a climate-appropriate specification.
🌲
Painted Wood or Wood Veneer Near Heat Sources We guide homeowners away from thermofoil door fronts near dishwashers and ovens in Florida conditions. Thermofoil can delaminate with sustained heat exposure in already warm kitchens. Painted wood or wood veneer door fronts hold up better in these specific locations.
🔨
Full Shimming and Blocking for Non-Standard Walls For installation in older homes with non-standard wall conditions, we carry full shimming and blocking materials and take the time to compensate for out-of-plumb walls correctly rather than forcing cabinets into alignment and hoping for the best.

Why Timing Matters

What Happens When You Keep Putting Off Kitchen Cabinet Work

Kitchen cabinet problems are easy to put off. The kitchen still functions. The doors still open. But in Tampa Bay's climate, deferred cabinet maintenance compounds faster than most homeowners expect. Moisture damage to particleboard cabinet boxes accelerates rapidly once it starts. What begins as swelling in the lowest base cabinet drawer under the sink expands over time. The box loses structural integrity. The drawer guide has nothing solid to anchor to. Eventually the adjacent cabinet is affected. What could have been a targeted box replacement becomes a full kitchen cabinet replacement. The final cost is considerably higher than early intervention would have been. Cabinet door and drawer problems affect daily quality of life in ways that creep up gradually. Doors that stick. Drawers that drag. Hinges that squeak every single time. Customers tell us regularly that they did not realize how annoyed they were by these conditions until they were gone after a new installation. The kitchen is the room in the house most people use most. Its functional quality affects daily mood more than most homeowners acknowledge. From a home value standpoint, kitchen condition is one of the primary factors in Tampa Bay real estate valuations. Kitchen cabinet updates consistently deliver strong returns in the Tampa Bay market. Research from the National Association of Realtors indicates kitchen projects among the highest-returning home improvements at resale. In Tampa Bay's competitive real estate environment, a dated, worn kitchen with failing cabinets is one of the most discounting conditions a buyer's agent will point to during negotiation. There is also a hygiene argument worth making. Swollen particleboard cabinet bases in humid conditions create irregular surfaces and gaps where food particles accumulate and mold establishes itself. Once mold grows into a swollen cabinet box, surface cleaning does not reach it. Replacement is the only real solution. Early cabinet maintenance prevents this outcome.
💧 Moisture Damage Accelerates

Swelling in one base cabinet expands over time. The box loses structural integrity and adjacent cabinets are affected. Targeted repair becomes full replacement at considerably higher cost.

🔫 Daily Quality of Life

Doors that stick. Drawers that drag. Hinges that squeak. The kitchen is the most used room. Customers tell us they did not realize how annoyed they were until the problems were gone.

🏠 Real Estate Impact

A dated kitchen with failing cabinets is one of the most discounting conditions buyers negotiate on in Tampa Bay. Fresh cabinets remove that negotiating point and improve listing appeal immediately.

Hygiene and Mold Risk

Swollen particleboard creates irregular surfaces and gaps where mold establishes itself. Once mold grows into a compromised cabinet box, surface cleaning cannot reach it. Early action prevents this entirely.

We are a fully licensed and insured general contractor under Florida General Contractor License No. CBC1264493. Hyper-Local Knowledge

What We Know About Kitchen Cabinet Work Across Tampa Bay

Here is the local knowledge most kitchen cabinet pages in this market do not share. This is the practical information that actually helps Tampa Bay homeowners make better decisions.
Pre-1980 Homes — Old Northeast, Historic Kenwood, Gulfport, Hyde Park Pre-1980 Tampa Bay homes in neighborhoods like St. Petersburg's Old Northeast, Historic Kenwood, Gulfport, and Hyde Park in Tampa frequently have kitchens with walls that are not plumb, corners that are not square, and ceiling heights that vary across the run. Standard cabinet installation that assumes square walls creates visible gaps and alignment problems. We are experienced working in the geometrically imperfect kitchens of older Florida construction. Compensating for these conditions correctly requires shimming, scribing, and sometimes custom filler panels. It takes more time. We take that time.
Coastal Properties — Clearwater Beach, Treasure Island, St. Pete Beach, Snell Isle, Longboat Key Waterfront and coastal properties in Clearwater Beach, Treasure Island, St. Pete Beach, Snell Isle, and Longboat Key face accelerated hardware corrosion from salt air. We specify corrosion-resistant hinges, drawer glides, and pull hardware for coastal installations. Standard hardware from a big-box store corrodes noticeably faster in these environments and requires replacement within a few years rather than lasting the life of the cabinet installation.
Condo and Townhome HOA Requirements — Clearwater, Largo, St. Petersburg Condo and townhome kitchens across Pinellas County in particular often have HOA requirements for kitchen renovation approvals. Many HOA communities in Clearwater, Largo, and St. Petersburg require written approval before any kitchen remodeling work begins. We advise homeowners to verify HOA requirements before project planning begins and factor HOA approval timelines into the project schedule. We have navigated HOA approval processes alongside homeowners across all three counties.
Per-County Permit Requirements — Hillsborough, Pinellas & Manatee Permit requirements for kitchen cabinet work in Tampa Bay depend on what the project involves. In Hillsborough County, cabinet replacement that does not alter plumbing, electrical, or structure is typically permit-exempt. Plumbing relocation, electrical addition, or structural work in conjunction with cabinet replacement requires permits. Pinellas County requires permits for renovation work exceeding five hundred dollars in value. We assess each project and advise on permit requirements accurately.
Post-2000 Builder-Grade Cabinets — Westchase, Carrollwood, New Tampa, Bradenton Suburbs For homeowners in newer Tampa Bay developments in Westchase, Carrollwood, New Tampa, and the Bradenton suburbs, original builder-grade cabinets from the 1990s through early 2000s are now twenty-five years old and entering the period where box integrity is compromised. These were typically particleboard construction. They have been through many Florida humidity cycles. We inspect these cabinets carefully before recommending refacing, because applying new door fronts to compromised particleboard boxes is money that does not hold up.
Plywood vs. Particleboard — Why Box Material Determines Florida Cabinet Lifespan All-plywood box construction is our consistent recommendation for Tampa Bay kitchens. Plywood resists moisture cycling better than particleboard or MDF in Florida's subtropical climate. Under-sink areas, near dishwashers, and along exterior-facing walls are especially vulnerable to humidity exposure. Plywood boxes in these conditions remain dimensionally stable where particleboard absorbs moisture, swells, and eventually loses structural integrity. The material decision made at installation determines cabinet lifespan by ten years or more in this climate.

Common Questions

Frequently Asked Questions About Kitchen Cabinet Services in Tampa Bay

Real questions from Tampa Bay homeowners answered straight before you start a kitchen cabinet project.
Well, it depends on the scope and materials. Cabinet refacing in the Tampa Bay area typically runs between four thousand and nine thousand dollars for an average-sized kitchen, depending on door material, style, and kitchen size. Full kitchen cabinet replacement typically runs between ten thousand and thirty thousand dollars for the cabinet work alone, depending on cabinet quality, kitchen size, and the scope of associated work. Custom cabinetry can run considerably higher. Semi-custom all-plywood cabinets represent the best balance of quality and cost for most Tampa Bay homeowners. We provide a detailed written estimate after visiting your kitchen so you have real numbers based on your specific space.
It depends on the condition of the existing cabinet boxes. If the boxes are structurally sound with no moisture damage or warping, and you are satisfied with the kitchen layout, refacing is usually the smarter financial decision. It typically costs 30 to 50 percent less than full replacement and can produce a dramatic visual change. However, in Florida's humidity, particleboard cabinet boxes deteriorate over time and many homes have boxes that look acceptable from the outside but are compromised internally. We inspect box condition honestly before recommending refacing. If the boxes are in poor shape, refacing is money spent on a failing structure. In that case, replacement is the better long-term value.
All-plywood box construction is our consistent recommendation for Tampa Bay kitchens. For door fronts, painted wood or stained wood veneer hold up better near heat sources like dishwashers and ovens than thermofoil, which can delaminate in sustained heat conditions.
Most kitchen cabinet replacements complete in two to four days of physical installation time. This does not include the lead time for cabinet delivery. Semi-custom cabinets typically have lead times of two to four weeks after ordering. Custom cabinets can take four to eight weeks or longer. If the project includes plumbing or electrical work, additional time is required before cabinet installation begins. We give you a realistic total project timeline upfront, including ordering lead time, so you can plan accordingly.
Yes, precisely. This is one of the most important technical steps in any cabinet installation. Cabinets that go in even slightly off-level may look fine immediately but cause door and drawer alignment problems over time. Hardware wears unevenly. Doors and drawers begin to rack and stick. The cumulative effect of being a quarter inch off-level across a cabinet run creates frustrating functional problems within a few years. We use laser levels on every installation to ensure every cabinet is plumb and level, even in older Tampa Bay homes where floors and walls are not perfectly flat.
Stock cabinets are pre-built in standard sizes and available immediately from distributors. They are the most affordable option and have improved significantly in quality over the past decade. Semi-custom cabinets are built to order in a wider range of sizes, finishes, and configurations. They offer better flexibility for kitchens with non-standard dimensions and typically use higher-quality materials. Custom cabinets are built to exact specifications for a specific kitchen. They offer the most flexibility and the highest quality, including materials optimized for Florida humidity conditions, but at a significantly higher cost. For most Tampa Bay homeowners, quality semi-custom cabinets with all-plywood boxes represent the best combination of value and durability.
It depends on what the cabinet work involves. In most cases, replacing kitchen cabinets without moving plumbing, changing electrical, or modifying the structure is cosmetically exempt from permit requirements in Hillsborough County. In Pinellas County, renovation work exceeding five hundred dollars in value requires a permit. If your cabinet project includes moving the sink, adding new outlets or under-cabinet lighting circuits, or removing walls, permits are required in all three counties. We assess permit requirements for every project and handle all applicable applications as part of our standard process.
Usually a close inspection reveals the answer. Open the cabinet doors and look at the interior surfaces of the box sides, especially near the sink and dishwasher. Healthy plywood boxes have firm, flat surfaces. Compromised particleboard boxes show swelling, delamination of the surface finish, soft spots where you press the material, or visible separation of layers. Look at the bottom of base cabinets under the sink particularly carefully. If you see staining, softness, or swelling, the boxes have absorbed moisture. Refacing over compromised boxes is a short-term investment that will not hold up. We inspect box condition honestly during our free assessment visits.
Usually one of a few causes. Humidity-related wood movement is very common in Florida kitchens. Door fronts and cabinet boxes expand and contract with humidity cycles, and doors that closed perfectly in February may stick in August. Hinge wear is another common cause, particularly with standard-quality hinges that corrode faster in coastal Tampa Bay conditions. Off-level cabinet installation from the original job causes doors to rack and not seat properly in the hinge. And delaminating thermofoil on door fronts near dishwashers or ovens can create edge lifting that interferes with door closure. Most of these issues are addressable without full cabinet replacement.
Kitchen improvements consistently rank among the highest-returning home renovation investments. Research from the National Association of Realtors indicates homeowners typically recoup a strong percentage of kitchen renovation costs at resale, and kitchen condition is one of the primary factors buyers evaluate during showings in Tampa Bay's active real estate market. A dated kitchen with worn, failing cabinets is one of the conditions buyers negotiate most aggressively on price. Fresh, well-installed cabinets with updated hardware remove that negotiating point and improve listing appeal immediately. In our experience, the Tampa Bay market responds particularly well to kitchen updates because buyer competition remains active and kitchen quality is a noted differentiator.
